Gifted deposits

Get the home you want with a gifted deposit

Saving for a deposit can make owning a home or moving home feel out of reach. Using a gifted deposit lets someone you know, such as a family member, help you take the next step by providing some or all of the deposit to help you buy your new home.

A gifted deposit can be:

  • from someone you know, such as a parent or grandparent.
  • for part of or all of your deposit, freeing up your savings to cover other costs, such as solicitor’s fees, stamp duty, etc.
  • from the personal savings of the person gifting the money, or from them raising money against their own property. (They should get independent legal and financial advice to check if this is the right option for them.)
  • accepted on the full range of Santander mortgages, including loans up to 95% loan to value (LTV).

Special rates available for first time buyers
To help our existing Santander current account and Help to Buy: ISA customers further, we’ve introduced a number of special rates in our Loyal First Time Buyer range.

What happens next?

Before you start, see how much you could borrow and compare our rates

If you’re receiving a gifted deposit, you have two options to apply:

If you’d like advice on your mortgage you can book an appointment online
If you’re comfortable choosing a mortgage without receiving advice from us, you can complete a decision in principle online to understand if we could lend you the amount you need.

All applications are subject to status and our lending criteria. This means that the amount we will lend you will depend on your individual circumstances, the type of property and the amount you borrow. For example, we may require a higher deposit if you are buying a flat or a new build property.
