Small deposit mortgages

Whether you're buying your first home or moving home, we can help you if you have a small deposit.

Our mortgages are available with just a 5% deposit, so you could be getting your dream home sooner than you think. For example, if you wanted to buy a home for £150,000 with a 5% deposit, you'd need to pay £7,500 upfront. Then you’d apply for a mortgage for the remaining £142,500. If you have a Help to Buy: ISA, you can use this as a source of deposit (you’ll only be eligible for the government’s 25% bonus if you've met the scheme's eligibility criteria).

With a small deposit mortgage you’ll get help from our expert Mortgage Advisers. They'll advise and recommend the right mortgage for you, one that you could afford and is suited to your circumstances.

What to expect when you talk to us
Initially we need to work out what we can lend you. We’ll ask you some questions about your monthly income and outgoings.

To make sure you have the right information to hand when you speak to us, fill out the budget planner. We’ll then be ready to take you through a mortgage application.

All applications are subject to status and our lending criteria. This means that the amount we will lend you will depend on your individual circumstances, the type of property and the amount you borrow. For example, we may require a higher deposit if you are buying a flat or a new build property.
